General finishes (by the square foot)
covers the broad work — drywall, paint, flooring, general labor across the remodeled area. Leave big rooms/systems for the line items below so you don't double-count.
Major rooms & systems
Type a label and a cost. Add as many rows as you like — kitchen, baths, roof, HVAC, windows, landscaping, accessory unit, anything. Set a row to $0 (or delete it) if your $/sq ft already includes it.
Labor, permits & contingency
A 10–20% contingency is standard — remodels almost always surface surprises once walls open up.
Does it pencil? (optional)
Enter what the remodel would add. We'll show the payback in rent and whether it adds more value than it costs.
